A full roof restoration covers the inspection, cleaning, repair, preparation and recoating of your tile or metal roof, from the ridge caps and valleys to the flashings and the field of the roof itself. Honest inspection and recommendation first

Before anything is quoted, we get up on the roof and assess it properly. If a restoration will give you another decade, we will tell you. If the roof is structurally past it, with sagging, rotted battens or widespread damage, we will tell you that too, rather than coat over a roof that needs replacing.

A proper high-pressure clean

Every restoration starts with a high-pressure clean at 3500 PSI, lifting away years of moss, lichen, dirt and chalking. A clean roof is the only surface a new coating will properly bond to, which is why this step is never rushed.

Repairs done before any coating

We fix what needs fixing before any primer goes on. That means replacing cracked and broken tiles, rebedding and repointing ridge caps, and repairing valley iron and flashings. On metal roofs we treat rust and replace rusted screws as needed. Full gutter replacement, full re-screws and structural roofing sit outside what we cover, and we will point you to the right trade if that is what your roof needs.

Premium primer and membrane coatings

On tile roofs we apply a high-build primer followed by two top coats of an Industrial Roof Coatings membrane that carries up to a 20 year product warranty. On metal roofs we prime, then apply two top coats of Wattyl Solagard Roof Paint or Dulux Roofing Membrane, which carry their own manufacturer’s product warranty. Either way, the finish is built to hold its colour and protect your roof through salt air, humidity and harsh Gold Coast UV. You can also refresh the look entirely, choosing from a wide range of modern roof colours rather than staying with the faded shade you have now.

Tile and metal roofs, each restored their own way

Tile and metal roofs fail in different ways and need different treatment. The same in-house crew restores both, matching the clean, the repairs and the coating system to your roof so you get one team and one standard of finish across the whole job.

Cleaned at high pressure, with cracked and broken tiles replaced and ridge caps rebedded and repointed, then sealed with a high-build primer and a 20 year membrane system built for the coast, finished in the roof colour of your choice.

What shapes the cost of a roof restoration

Every roof is priced on its own, because no two are the same. The cost comes down to the type and size of the roof and the number of storeys, its condition, how much repointing and tile replacement is needed, any rust treatment and screw replacement on metal, and the access and edge protection required for height.

How long does a roof restoration last on the Gold Coast?

With a proper clean, the right repairs and premium coatings, a roof restoration typically lasts around 10 to 12 years on both tile and metal roofs. Coastal roofs facing salt and full sun can need attention sooner, and the membrane systems we use are built to hold up in those conditions. On tile roofs, the Industrial Roof Coatings membrane carries up to a 20 year product warranty, and the metal roof coatings we use are backed by their own manufacturer’s product warranty too.

How do I know if I need a roof restoration or a full roof replacement?

We always make the call on a case-by-case basis after inspecting the roof. Fading, moss, a few cracked tiles, lifting pointing and surface rust are all signs a restoration will do the job. Structural sag, rotted battens, more than around 20 to 30 percent damaged tiles, or recurring leaks across the roof usually point to a re-roof instead, and we will tell you straight if that is what we find.

Will a roof restoration add value to my home or help when selling?

Yes. A roof is one of the largest visible surfaces on a property, so restoring its colour and condition lifts street appeal noticeably and gives buyers confidence the home has been looked after. It is one of the higher-impact improvements you can make before selling.

Does a roof restoration stop leaks, or do I need a roof repair first?

Some leaks are resolved as part of the restoration, particularly those caused by lifting pointing, cracked tiles or worn flashings, which we repair before coating. Others, especially structural or persistent leaks, need a roofer to address first. We will flag anything like that when we inspect, rather than coat over it.

What is the difference between restoring a tile roof and a metal roof?

Both start with an inspection and a high-pressure clean at 3500 PSI. Tile roofs then have their ridge capping and pointing checked and repaired and cracked tiles replaced, before a high-build primer and two coats of an Industrial Roof Coatings membrane. Metal roofs have rusted screws replaced and rust treated, before a primer and two coats of Wattyl Solagard Roof Paint or Dulux Roofing Membrane.

Do you restore body corporate and commercial roofs?

Yes. Alongside homes, we restore roofs on body corporate complexes and commercial buildings, with detailed, itemised quoting and safe multi-storey access. These roofs are quoted individually, and our body corporate and commercial painting services can take on the wider property too.

Can you safely restore two-storey and hard-to-reach roofs?

Yes. We use licensed elevated work platforms and proper edge protection to work safely on two-storey and steep roofs, so every part of the roof gets the same careful clean, repair and coats. We are fully insured with $20M public liability cover, and we do not use high-rise rope access.
